It has been reported that the average asking price for houses nationwide has hit €445,000, a decrease of nearly half from the same period for 2025.
This was confirmed from Daft's Q3 sales report, which shows the list price inflation for houses in the year to September was 3%, compared with 5.8% reported last year. The average asking price for a residential property between July and September has reached €445,000.
The report from the property website said that list prices on the property portal are 44% above pre pandemic levels, but remain 7.5% below Celtic Tiger peak.
It also said that the selling prices for homes have increase by o.8% in September, the slowest increase rate since 2020.
The report also added that there is a typical gap between initial prices and ultimate transaction prices, which is a "a measure of market heat - narrowed to 2.6% nationally, down from 6.8% a year earlier and was the smallest gap since 2023".
Speaking about this report, Ronan Lyons, its author and TCD Economics Professor, said: "Ideally, price pressures would ease because second-hand supply has finally recovered after collapsing during Covid".
"However, for second-hand homes at least, the figures say otherwise: the flow of homes coming onto the market has been flat for three years", Professor Lyons added. "What has changed is how quickly those homes sell. Outside Dublin, at least some demand has switched to new homes but in Dublin, sales of both new and second-hand homes fell. That is the clearest sign of genuinely softer demand, and a signal to watch in the coming quarters". (All quotes in this piece according to RTÉ).
